Good Neighbor Policy
Welcome to The Vinyards, a residential community in Branson, Missouri where many neighbors are full-time residents. This policy outlines simple rules that help everyone enjoy their stay.
Quiet Hours
Between 10:00 PM and 7:00 AM, noise from your unit should not be audible to your neighbors. This includes music, television, voices, and movement. If you're hosting a gathering, wrap it up before 10:00 PM. Outside of quiet hours, keep noise at reasonable levels.
Occupancy
Your unit has a maximum occupancy limit set by the Fire Department based on safe egress. This limit is stated on your rental agreement and cannot be exceeded. Overnight guests beyond this number are not permitted.
Parking
Park only in designated parking areas on a first-come, first-served basis.
Vehicles that will be towed immediately:
- Blocking fire lanes, dumpsters, or other vehicles
- Parked in handicapped spaces without a valid placard
- RVs, boats, trailers, or commercial vehicles over 10,000 lbs
No vehicle repairs, maintenance, or washing in the parking lot.
Trash
- Bag all trash and place it inside the dumpsters (not beside them)
- No trash on balconies, patios, or in hallways
- Large or bulky items cannot be placed in dumpsters—dispose of them elsewhere
Grills and Cooking
No grills, BBQs, or similar cooking devices are allowed on patios, balconies, or inside your unit. This is a strict fire safety rule. Use only the designated BBQ areas approved by the Association.
Smoking, Vaping, and Odor Policy
Smoking and vaping of any substance (tobacco, marijuana, etc.) are prohibited:
- Inside your unit
- On your patio, balcony, or deck
- In all common areas (hallways, stairwells, pool area)
You may smoke tobacco only in designated outdoor areas located at least 25 feet from building entrances, windows, or vents.
Marijuana Odor Policy
The Vinyards shares walls, floors, ceilings, and ventilation systems. You cannot smoke, vape, or use bongs, pipes, or any combustion device with marijuana (or any other substance) inside your unit, on your patio or balcony, or anywhere on the property if the smell reaches neighboring units.
This restriction applies to any method that creates detectable odor through combustion or vaporization, including smoking marijuana, vaping marijuana, and using bongs or water pipes.
If marijuana odor from your unit is detectable in hallways, neighboring units, or common areas, the property owner will be fined, and those fines will likely be passed to you. This rule applies even if you have a medical marijuana card—the restriction is about odor and nuisance to neighbors, not legality.
Edible marijuana products do not create odor and are not restricted by this policy.
Hallways and Common Areas
- Keep hallways, stairwells, and breezeways clear of all personal items (shoes, bags, toys, etc.)
- Items left in these areas will be removed without notice—they're fire code violations
- Behave respectfully in all common areas
Pool Rules
NO LIFEGUARD ON DUTY. SWIM AT YOUR OWN RISK.
- Children under 14 must be supervised by an adult (18+) at all times
- No glass containers, pets, smoking, running, or rough play
- No food; beverages in non-glass containers are allowed
- Follow posted pool hours
Violations and Fines
The property owner is strictly liable for any violations you commit. Fines will be charged to the owner, who may pass them on to you per your rental agreement. Serious or repeat violations may result in immediate eviction without refund.
Common violations include:
- Noise complaints during quiet hours
- Marijuana or smoke odor reaching neighboring units
- Exceeding occupancy limits
- Smoking or vaping in prohibited areas
- Parking violations
- Using grills on balconies
Emergency Contact
If you have an urgent issue (maintenance emergency, noise complaint, safety concern), contact your property manager immediately. Contact information should be provided in your rental materials.
For life-threatening emergencies, call 911.
